We perform a comprehensive water softener servicing that restores optimal performance and prolongs equipment life. The service includes visual inspection, hardness testing, brine tank cleaning, and verification of control and regeneration operations. If salt bridging or mushing is found, we will safely remove it and clean the brine tank to prevent future operational issues.
Salt refill is available for an addition fee; if you prefer, we can simply leave the unit ready for your preferred salt purchase. Any recommended parts, resin treatment, or major repairs will be quoted separately after inspection. Detailed service documentation is written on the service sheet located on or next to the softener at completion.
Inspect unit exterior and plumbing connections for leaks, corrosion, and proper installation
Check control head and timer settings; verify regeneration cycle and programing
Test water hardness at inlet and outlet to confirm softener performance
Examine resin tank condition and brine tank for crusting, bridging, or contaminants
Clean brine tank (remove debris, sludge, and buildup) and sanitize as needed
Break and remove salt bridges and salt mushing; loosen compacted salt if present
Refill salt to manufacturer-recommended level when requested (Cost of salt not included in price)
Add recommended resin-cleaning or sanitizing agents if required
Verify brine draw and refill operation after service; run a manual regeneration to ensure proper function
Provide maintenance recommendations and estimated schedule for next service or salt top-up
Document findings, performed actions, and any parts or materials used; report required repairs or replacements on a service sheet attached to the softener or next to it

Basic Maintenance.
Make sure the main water valve is operational.
Run all of the plumbing fixtures, and fill the drain traps to prevent odors.
Turn off and depressurize the water pipes.
Check all of the smoke detectors and door locks for low batteries.
Check the temperature of your home to make sure that everything is staying cold in summer and warm in winter.
Walk the property looking for anything suspicious and make sure all of the doors and windows are locked and secured.
This basic maintenance is including 2 bathrooms and under 2,000 square foot of home. Exterior property inspection is within 200 feet of the home.

This document does not constitute a specified service agreement; rather, it grants Lake Home Management permission to proceed with additional work as needed without prior determination of the full scope or upfront cost. By authorizing this, the client acknowledges that estimated labor and expenses may change as conditions are assessed, and agrees that work may begin before final pricing is available. Lake Home Management will make reasonable efforts to communicate updates and obtain further approval when costs or scope materially change.

Test and measure thermostat accuracy and temperature settings
Check heating element resistance and replace if faulty
Verify proper electrical connections and test for unsafe conditions
For gas units: inspect burner assembly, pilot/ignition, and gas lines
Confirm proper insulation and anode rod condition to prevent corrosion
After inspection we provide a clear report of findings, recommended repairs or replacements, and an estimate for any necessary work. Routine inspections help improve efficiency, extend the life of your water heater, and reduce the risk of leaks or failures.
